The intent of these restrictive covenants are to have a reasonably maintained and attractive community that all can enjoy and therefore no Lot shall become unsightly or cluttered with debris around any building or upon said Lot.

As per municipal requirements, all buildings must pass approval from Vulcan County.
3.
No more than One (1) residence is allowed per Lot. Building must be setback at least 10 metres from side property lines.
4.
Newer Park Model trailers, "stick built" homes, RTM (ready to move) homes are acceptable for permanent residences. No Mobile trailers will be allowed without prior written approval of the developer. Any used framed home must pass municipal (Vulcan County) requirements and meet their building code standards.

No more than One (1) major detached accessory building (garage/shop) is allowed on each Lot and must be no more than 1200 square feet without permission and no more than 20 feet tall. "Garden sheds" may be used.
6.
Development permits must be applied for from Vulcan County.
7.
There is no building requirement timeline. Travel trailers can be situated on the Lots but follow setback requirements and may not be placed on permanent foundations.
8.
All dogs must be kept in a fenced area or in said residences when not on leash. No fence shall be higher than 6 feet in height.
9.
No excavation is allowed except that which is necessary for the construction of any building or structure permitted under the terms of this agreement or for water/septic services.
10.
No unregistered vehicles are allowed on said Lot unless kept in the garage/shop building.
11.
No "Sea Cans" shall be placed upon said Lots.
